What the job is

Roof cleaning removes moss, lichen, dirt and loose surface material, and the national guide says it is usually done with high-pressure water at 3,000 to 4,000 psi. It is stage two of a full restoration, but it can also be booked alone for a sound roof that only looks grubby. Ask the business whether you are buying a clean on its own or the first step of a longer job.

What the guide says it costs

The Yakka Labour guide, published on 1 October 2026, gives a high-pressure roof clean as $3 to $7 per square metre, including clearing gutters of debris. For a roof of 150 square metres that arithmetic gives $450 to $1,050. This is a national range, not a Toowoomba quote. Yakka is a labour platform that also lists roof repairers, so treat it as one source among several.

Clean only, or clean and paint

The guide says that where tiles are sound, pointing is fine and the roof is only faded or dirty, the best option is to clean and paint, or to clean only, at $500 to $7,000 for a single-storey home. A clean on its own does not repair cracked tiles or failing ridge pointing. Ask what the restorer found on the roof, not only how clean it will be afterwards.

Where moss and lichen collect

The guide lists dark patches of moss or lichen, especially on south-facing planes and under trees, as a sign that a roof may be due for restoration. It says leaf litter and shade bring moss back quickly after a job. If your roof sits under trees, ask what the restorer would suggest about the branches, and who arranges and pays for any trimming.

Gentler for old terracotta

The guide says old terracotta can be brittle, and that a careful crew uses lower pressure and walks on the tile edges. In its Unley example for 180 square metres of unglazed terracotta, the clean was done at lower pressure and priced at $800. Ask the business how it adjusts pressure for your tile type, and who pays if a tile cracks during the work.

Asbestos cement roofs

The Queensland Government says asbestos is common in houses built before 1990 and that it is not dangerous when in good condition. The Yakka guide says high-pressure water spraying of asbestos cement roofs is prohibited under work health and safety rules. If your roof is old and you are unsure, ask each business how it handles suspected asbestos sheets, and do not let anyone spray them while you wait for an answer.

Licence classes for cleaning

The QBCC says a licence is needed for building work valued over $3,300, in the class that fits the work. Its roof and wall cladding class includes refurbishing and maintaining roofs. Whether a clean alone counts as building work, and which class applies, is a question for each business and for the QBCC. Ask for the licence number and class, and check them on the QBCC register.

Run-off and the gutters

The guide says a good clean includes clearing the gutters of the run-off. Moss, grit and dislodged mortar end up in gutters and downpipes, and the guide says gutters should be cleared once or twice a year so water cannot back up under the bottom row of tiles. Ask whether gutters, downpipes and the ground below are cleaned as part of the price.

Drying before anything else

The guide says that after a clean the roof needs to dry fully, ideally overnight in good weather, before repairs or coating. Toowoomba Airport averages 109 days a year with some rain, according to the Bureau of Meteorology, and its driest months are April, July and August. Ask the business when it would clean, how long drying would take and what happens to the schedule after a storm.

Safety on the roof

The guide says falls from single-storey roofs put people in hospital every year, that roof work with a fall risk over two metres needs fall protection and that crews should stay off roofs in wind, rain or morning dew. Toowoomba Airport has recorded a gust of 111 kilometres an hour. Ask who supplies the edge protection and whether it is in the price.

Garden, cars and neighbours

The guide notes that clean-up should cover paths and gardens, and that overspray can drift onto cars, windows and neighbouring properties when coating is applied. For a clean, the main issue is run-off. Move cars and outdoor furniture, cover garden beds and ask the business what it will protect. Ask also whether a neighbour should be warned when a roof sits close to a boundary.

What a quote should list

Ask for the roof area measured, the pressure used, whether gutters are cleared, what will be protected, how the crew reaches the roof, the QBCC licence number and class, and what happens if the clean reveals cracked tiles or failing pointing. A one-line quote is hard to compare. The guide lists painting over moss or wet tiles as a red flag, so ask what the plan is for drying.

What to do before the crew arrives

The guide suggests clearing gutters from a ladder with a helper, trimming trees back off the roof, moving everything away from the house, protecting garden beds with drop sheets and finding spare tiles. It says this can trim a few hundred dollars from a bill and helps the crew finish on time. Do not climb on the roof yourself.

Next steps

Read the guides to painting and recoating and to leak repairs, then send the form with your suburb, the roof type and photos from the ground. Independent Toowoomba restorers may reply, and you can ask each one the questions above. We do not clean roofs or check businesses.

How much does a roof clean cost?

One national guide gives $3 to $7 per square metre, including clearing gutters. It is not a Toowoomba quote, so ask for written prices from each business.

Can an asbestos roof be pressure washed?

Ask each business how it handles suspected asbestos. The Yakka guide says spraying asbestos cement roofs is prohibited, and the Queensland Government has a safety page. Do not let anyone spray while you wait.

Is cleaning enough on its own?

Sometimes. The guide says a sound, dirty roof may need only a clean. A clean does not repair cracked tiles or failing pointing, so ask what the restorer finds on the roof.

Which licence applies to roof cleaning?

Ask each business and check the QBCC page. The QBCC says a licence is needed over $3,300 in the right class, and the roof and wall cladding class includes refurbishing and maintaining roofs.
