What recoating means
Recoating is the final stage of a restoration: a sealer or primer, then two top coats of roof membrane or roof paint, applied to a roof that has been cleaned and repaired. The Yakka guide treats it as a separate job for a roof that needs little or no repair. Ask the business whether it is quoting the coat alone or the whole restoration.
What the guide says it costs
The national guide, published on 1 October 2026, gives sealer plus two coats of membrane as $15 to $30 per square metre, depending on product and colour. For a roof of 160 square metres that is $2,400 to $4,800. In its steel roof example from Chermside, primer and two coats at $20 per square metre came to $3,200. These are national figures, not Toowoomba quotes.
Which licence covers painting
The QBCC roof and wall cladding class excludes painting roofs. The QBCC painting and decorating class covers applying paint or other substance for protective, decorative or technical purposes. A QBCC licence is needed over $3,300. Ask who applies the coating, which class they hold, for the number, and check it on the register. We do not check anyone.
Sealer, primer and top coats
The guide says a good quote names the sealer or primer, the top coat product, the number of coats and the colour, and that the system matters more than the brand. It lists one coat, no sealer or primer, or no mention of how many coats as red flags. Ask for each item on the quote, and ask the business why it chose that system for your roof.
Membranes and heat-reflective finishes
The guide says coatings range from basic acrylic roof paint to thicker membrane systems with flexible, heat-reflective finishes. It says membranes cost more per litre, need correct thickness and hide hairline cracks. Toowoomba Airport records 36.5 days a year at 30 degrees or more, and a January mean solar exposure of 24.9 megajoules per square metre. Ask what the product is rated for.
Light or dark
The guide says light greys, off-whites and pale stone colours reflect more summer heat than dark charcoals, which look sharp and hide dirt but run hotter. It also says a new roof colour can make old gutters look tired. Toowoomba Airport's mean maximum is 28.4 degrees in January and 16.8 in July. Ask the business to show a colour sample on your own roof.
Preparation decides the result
The guide says painting straight over rust without treatment looks fine for a year, then fails, and that painting over moss or wet tiles is a red flag. It says warranties usually depend on the product being applied at the specified thickness on a properly cleaned roof. Ask what the preparation steps are, how long the roof will dry and who checks the film thickness.
Terracotta and glazed tiles
The guide says unglazed terracotta does not need painting to stay weatherproof and is often left uncoated, and that glazed terracotta should not be painted at all because coatings do not bond to the glaze. If your roof is terracotta, ask the business whether coating is advisable and what the alternative is. A restoration without paint may still need ridge work.
Weather and cure time
The guide says coatings need dry weather and mild temperatures, and most should not go on if rain is due within a few hours or dew will wet uncured paint. It says to book in late autumn or winter in Queensland, when demand is lower. At Toowoomba Airport the driest month is August at 29.6 millimetres. Ask when the coats would go on and what happens if rain arrives.
Overspray and protection
The guide says coating needs care to avoid overspray drifting onto cars, windows and neighbouring houses, and that a crew should check for it at clean-up. Wind matters, and Toowoomba Airport has recorded a gust of 111 kilometres an hour. Ask what the crew protects, how it handles wind and who pays if paint lands on a neighbour's car.
Warranty: who backs it
The guide says coating warranties usually depend on the product being applied at the manufacturer's specified thickness on a properly prepared roof, and that a warranty may be from the manufacturer, the contractor or both. Ask what the warranty covers and who backs it, ask for it in writing and read the conditions before you pay a deposit.
How long a coat lasts
The guide says a good restoration on a concrete tile roof typically gives 10 to 15 years before the next recoat. It says life depends on preparation, the coating system, the number of coats and conditions such as shade and leaf litter. Ask the business what recoat interval it expects for your roof and what maintenance it assumes.
What a quote should list
Ask for the roof area, the cleaning and repair stages before coating, the sealer, top coat and colour by name, the number of coats, the licence number and class, protection for neighbours, drying time, warranty terms and the payment stages. Ask for the price with and without the coat, because the guide says you can paint later if the roof is watertight.
Next steps
Read the guides to tile and metal restoration, then send the form with your suburb, the roof type and photos from the ground. Independent Toowoomba restorers may reply, and you can ask each one the questions above. We do not paint roofs or check businesses.
How much does roof recoating cost?
One national guide gives $15 to $30 per square metre for sealer plus two coats. It is not a Toowoomba quote, so ask for written prices and the coating system named.
Do I need a painting licence to coat a roof?
Ask each business. The QBCC roof and wall cladding class excludes painting roofs, and the painting and decorating class covers applying protective substances. Check the number on the QBCC register.
Can I paint over rust or moss?
The guide says painting over untreated rust fails after a year or so, and that painting over moss or wet tiles is a red flag. Ask what preparation is in the price.
What should the paint warranty say?
Ask what it covers and who backs it, the manufacturer, the contractor or both. Ask for it in writing, and read the conditions about thickness and preparation.
