Roof Restoration Toowoomba

Roof Restoration Cost Toowoomba: Indicative Ranges

Where the numbers come from

The guide is the Yakka Labour roof restoration cost guide for 2026, published on 1 October 2026. It says its figures are indicative and include GST, and that restoration quotes vary widely because nobody knows how many tiles are cracked until they are on the roof. We read it on 31 October 2026 and copied each range as printed. Yakka is a labour platform that also lists roof repairers and painters, so treat the guide as a starting point and not a neutral price list.

Per square metre and per job

The guide gives about $25 to $50 per square metre for a full restoration that includes cleaning, repairs, ridge rebedding and repointing on a tile roof, and a primer plus two coats. For a single-storey home with a 150 to 220 square metre tile or metal roof it gives $4,500 to $11,000 per job. Ask every business to state the roof area it has measured, so you can compare like with like.

The line items

A high-pressure clean is $3 to $7 per square metre, and sealer with two coats of membrane is $15 to $30. Rebedding and repointing ridges and hips is $35 to $60 per linear metre, and repointing alone is $15 to $30 where the bedding is sound. Broken concrete tiles are $10 to $25 each, valley irons $60 to $120 per linear metre and a full set of screws on a metal roof $900 to $2,000.

A worked steel roof example

The guide builds a faded steel roof of 160 square metres in Chermside, Queensland: a clean at $640, rust treatment at $600, all screws at $1,300, three sheets at $700, primer and two coats at $3,200 and edge protection at $1,100. It totals $7,540 including GST, about $47 per square metre. That is the guide's example for a Brisbane suburb, not a Toowoomba price.

Brisbane is the nearest city listed

The guide lists a single-storey tile restoration in Brisbane at $4,500 to $10,000 and rebedding and repointing at $35 to $58 per linear metre. Its city table lists only Brisbane for Queensland. Toowoomba prices may be higher or lower, because crews, travel and demand differ. Use the Brisbane row only as a rough comparison, and ask each business how travel is priced.

What can push a price up

The guide says two-storey homes typically add $1,500 to $5,000 for scaffold or edge protection, and that steep roofs cost more. Edge protection for a single-storey job is $1,000 to $1,800. It also says old terracotta can need salvaged matching tiles. Our Toowoomba Airport station records a gust of 111 kilometres an hour, so ask how the crew handles wind on the day.

What may sit outside a headline rate

Coating is a separate stage, and the guide says that if the roof is watertight after repairs and rebedding you can paint later. A roof that may contain asbestos is outside restoration altogether until the business has explained how it would proceed. Permit and licence questions are for the QBCC, which says a licence is needed over $3,300. Ask each business what is included and what is extra.

How to use these figures

Take a range, multiply it by your own roof area and see whether a quote is wildly off. Do not treat the result as a budget. Ask three businesses to price the same roof, ask each to explain any large gap and check every price with the business quoting. Ask for the QBCC licence number and class before you pay a deposit.
