Start with where the water appears
A water stain on a ceiling shows where water arrived inside, which may not be where it got in. The Yakka Labour guide lists water stains on ceilings or in the roof space after heavy rain among the signs a roof needs work, and suggests checking the roof space with a torch after big storms. Note the date, the rain and where the stain sits before you call anyone.
Common sources on tile roofs
The guide's inspection list for a tiled roof is cracked or slipped tiles, failed pointing, rusted valleys, damaged flashings and signs of leaks in the roof space. It also says aerial, solar and air-conditioning installers often crack tiles. Ask the repairer to find the source on your roof rather than coat over it, and to show you photos of what they found.
Common sources on metal roofs
On steel, the guide points to rusted or lifted screws, unsealed laps and flashings, and sheets rusted through near the gutters. It says rusted valleys are a common leak source on any roof. Ask the repairer whether the leak is a single point or a sign of a roof that is wearing out, and what it would recommend if there are many.
What the guide says repairs cost
These items come from the national guide, published on 1 October 2026. Replacing valley irons is $60 to $120 per linear metre, broken concrete tiles are $10 to $25 each, broken terracotta tiles $15 to $40, rusted steel sheets $80 to $150 per square metre and all roof screws $900 to $2,000 per roof. Repointing alone is $15 to $30 per linear metre. None of this is a Toowoomba quote.
A repair is not a restoration
The guide says one or two warning signs on a younger roof usually means a repair, not a restoration, and that several together on a roof over 20 years old is the typical restoration case. If a business suggests a full restoration to fix a small leak, ask why. If it suggests a small repair on a failing roof, ask what happens to the next leak.
Storms and insurance
Toowoomba Airport has recorded a daily rainfall of 166.4 millimetres, on 9 February 1999, and a gust of 111 kilometres an hour. Wikipedia says a flash flood on 10 January 2011 dropped 149.6 millimetres in a day. Storm damage may be an insurance matter. Ask your insurer what it needs, and keep photos and dates before anything is moved or repaired.
Licence classes for repairs
The QBCC says a licence is needed for building work valued over $3,300, in the class that fits, and that incidental work outside a licence class must be valued under $3,300. Its roof and wall cladding class covers refurbishing and maintaining roofs. Ask the repairer which class it holds for your roof type, for the number, and check the register. We do not check businesses.
Emergency tarping
After a storm, a business may offer a temporary cover to stop water entering. Ask what it costs, how it is fixed, how long it should stay and whether the cost is credited if you proceed with the permanent repair. The guide gives no price for this, so we show none. Ask each business for it in writing, and keep it for your insurer.
If you suspect asbestos
The Queensland Government says asbestos is common in houses built before 1990, and that damaged material in severe weather should be kept wet, not broken and not cut with power tools, and that your council can advise on disposal. Ask any repairer how it handles suspected asbestos, and do not let anyone disturb damaged sheets while you wait.
Wind and flying debris
Wikipedia says Toowoomba has more frequent high winds, hail and fog. A roof leak that begins after a wind event can come from lifted ridge caps, displaced tiles or loosened sheet edges. Ask the repairer to check the fixings along the ridge and edges, not just the spot above the stain. A repair at one point can leave a similar weakness a metre away.
Safety on a wet roof
The guide says falls from single-storey roofs put people in hospital every year, and that people should stay off the roof in wind, rain or morning dew. A leak is urgent but climbing a wet roof is not the answer. Wait for a business with edge protection, and ask who supplies it. Do not go up to place a tarp in a storm.
What a repair quote should list
Ask for the cause found, the photos, what will be repaired and replaced, the materials, the licence number and class, how long the work takes, what is done if it rains and a written warranty on the repair. Ask what the warranty covers and who backs it. A quote that says only repair leak is hard to hold anyone to.
Next steps
Read the guides to tile and metal roof restoration, then send the form with your suburb, the roof type and the room where the stain appears. Independent Toowoomba restorers may reply, and you can ask each one the questions above. We do not repair roofs or check businesses.
How much does a roof leak repair cost?
The guide gives item prices, such as $60 to $120 per linear metre for valley irons and $10 to $25 per broken concrete tile. These are national figures, not Toowoomba quotes.
Is my leak covered by insurance?
Ask your insurer. Keep dated photos and invoices, and do not move damaged material before you have talked to it.
Can a roof leak be fixed with paint?
The guide says paint makes a roof look new while bedding, pointing and repairs make it watertight. Ask the repairer to find the source before coating anything.
What if the damaged sheets are asbestos?
Ask the business how it handles suspected asbestos, and read the Queensland Government page. Do not let anyone disturb damaged sheets while you wait.
